Step 8- Do a final walk-thru
The purpose for this step is to take one more look at the home you are buying before you head to closing and sign the papers. What you are looking to accomplish with this step is to see that the home still looks like it did when you first wrote the offer. The other is to check that any agreed repairs have been made. Lastly are the sellers starting to pack and move out. If it is the morning of the closing and they have not packed a thing, you have a big problem.
To make this as smooth of a transition as possible and protect your interests, I would advise you to do a final walk through at least 24 hours before closing. This way if there are some issues you still have time to get them corrected before the closing. the worst thing you can do is schedule the final walk-thru on the way to closing. If you choose to do it that way and you do find an issue, you may not close that day. I’m not saying, I’m just sayin’.
